Pond Restoration Update

The Phase VI HOA is committed to maintaining and restoring the health of our community retention pond. Over the past year, we have taken a careful, science‑based approach to ensure all work is effective, environmentally responsible, and compliant with regulatory requirements.

Our Approach

To guide restoration efforts, the HOA has consulted with qualified vendors, regulatory agencies, and biologists. We have also reviewed historical documentation to understand past challenges and ensure we avoid previous issues involving the natural waterway connected to the retention pond. That waterway experienced an EPA investigation and fines prior to Phase VI’s establishment, so we are proceeding with diligence and care.

Multi‑Phase Treatment Plan

Our long‑term treatment strategy includes several coordinated steps designed to improve water quality and support ecological balance:

• Routine bacterial applications to break down organic sludge

• Ecobooster treatments to strengthen beneficial bacteria

• Phosphorus‑level management to reduce nutrient overload

• Introduction of grass carp for natural vegetation control

These treatments help reduce hydrogen sulfides, ammonia, and nitrogen levels while improving oxygenation. Over time, this supports the gradual breakdown of sludge—typically at a rate of about two inches per month.

Mechanical Cleanup & Water Flow Improvements

In addition to biological treatments, mechanical cleanup around the retention pond and grate was completed this summer to improve water flow. This mechanical cleanup around the retention pond and grate also provided the benefit of large debris removal and circulation improvements.

What’s Ahead

Next spring, the HOA will begin an EPA‑approved algaecide treatment, timed for maximum effectiveness as temperatures rise. This treatment will complement the biological and mechanical efforts already underway.
